I don't think it is ethical to use that to force someone to sell their house but you can keep them from selling it to someone else for a whileMost real estate investors write their own contracts that have more outs or contingencies so you may want to look into that.

You can say things like, I closed alot of loans with BoA and they do a great job, telling a buyer to go to BoA and not suggesting other lenders can get you in trouble.Realtors also have ethics violations to deal with in steering any service to a provider.
