Hi fellow investors,My properties are having a lot of repair charges and i am suspecting my PM is not ethical.

Keep in mind you will have additional ethics requirements for both licenses, and you must comply with both. 

These are professionals with additional training and a stricter code of ethics.

Even if you just want to wholesale, it wouldn't hurt to take the Real Estate courses, learn the basics, learn about all the rules and laws and ethics behind selling homes, etc.  

I don't think it is ethical to use that to force someone to sell their house but you can keep them from selling it to someone else for a whileMost real estate investors write their own contracts that have more outs or contingencies so you may want to look into that.

I'm not saying it isn't done, but that doesn't make it ethical or right. 

If it's a house I'm selling, I will do anything within my ability (morally, ethically and legally of course) to ensure I get that check in hand! 

I know that isn't ethical, but I know stuff like that happens.

You can say things like, I closed alot of loans with BoA and they do a great job, telling a buyer to go to BoA and not suggesting other lenders can get you in trouble.Realtors also have ethics violations to deal with in steering any service to a provider.

You're looking for honesty, high ethics and (in my opinion) at least a small sense of humor.
