NOT AN APPRAISER - But usually they look at permanent fixtures (eg swimming pool) as an adjust to the comps used.However, if there is obvious major CapEx needed (eg roof with major holes and obvious moisture invasion issues) sometimes they'll take that into account, but they are NOT physical inspectors and don't know the cost.

Then, once you treat/fix the problem, you just need to take some basic steps to prevent them from coming back (i.e. eliminate any areas of wood-to-ground contact, address any moisture issues, etc).

Biggest issue is if you EVER pull a permit that needs an inspector, they're looking for code violations all the time since they have a quota (I think I'm kidding).Eventually, you're going to need to bring it inline with code and longer you wait, the more expensive since they're making new lines of code daily at the planning dept.

You could employ people, but that is very expensive.So you have to ask: "Who is most likely looking to work with someone on a daily basis who rarely shows up and is only available via Zoom?"
