And a tenant crying "the landlord stole my security deposit" goes way too easily.

I love where this home is at(previous owner has rented to med school students for 20 years)- close to UC, Short-Vine, Hospitals, and new Kroger---- is there reason to believe this property will be appreciate at a good rate.

The two different purchase contracts I use and recommend to my students are the Standard Real Estate Contract that your local real estate agents and brokers use and the Standard Purchase and Sale Agreement.
