I am at a turning-point in my life where i'm still living at home so my expenses are minimal, my credit score is at 800+, my salary is in the 105-110k range (still work at my day job), and I have an extremely low debt to income ratio.

A tenant will make your life hard if they don't want you in there, and they are in process of moving, so it doesn't look that great, anyway. 

As now a seasoned investor, it is always a great feeling to look back on that first "homerun" investment property, or noteable one that managed to add value to your life.
