Part of this is developing a tight marketing funnel mentioned in the latest Bigger Pocket Pod cast with Paul Thompson. 

Disadvantages: may not be able to sell individually, commercial rates, shorter terms, bigger down payment required.

Also, do you follow the formulas that bigger pocket lays out when you are analyzing new deals?

I think holding in your personal name with an umbrella policy may be similar risk wise to holding the property(ies) in an LLC but with perhaps lower overall costs after factoring minimum taxes and fees associated with an LLC.Perhaps an atty could tell you what the process would be for transferring properties into an LLC, but I don't imagine it would be difficult. 

When you hit a scope that you are not sure of, like siding, I have found that calling some of the bigger local companies can be beneficial.

When I was trying to decide I just thought back to what most investors say, which is often: I wish I started earlier and went bigger sooner.

Use bigger pockets to promote it as well as sites like craigslist as well.1k isn't a ton but work it the best you can brother
