You're basically putting $50k down to simply counteract the HOA dues.

I have some experience, having knocked down a drive through location and replaced it with a national food service company in a nice town and then also purchasing a historic bank building and leasing it out as office space. 

You can always drive a neighborhood and find deals, the best ones are never on mls.

I don't know when a place would need basic repairs, or major repairs.

That's much more effective than a drive-by comment.

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.
