I say do nothing, let the lease automatically convert to a month-to-month, wish her well on her house hunt, and assure her that she is welcome to rent your property for as long as she needs to and remains a good tenant.

So what do they do - they offer a nice incentives of first month rent at 50% to attract more potential tenants and fill in the empty rentals just to realize that they are loosing money even faster than before.This scenario may seem a bit far fetched to you but I assure you it is real.
