You don't know if you are not the person behind that door simply and only because that path has not been chosen for you, and you've chosen to ignore that possibility.I wonder you have ever said to yourself, looking at one of your evicted tenants as they pick through their forlorn belongings on the curb, trying to salvage something, anything of their broken lives, "There but for the grace of the universe go I."

Other than some super sketchy $4-500 units near the university and the Stratosphere, these 4-plexes have the worst tenants that exist..  

It is in the city of Denver only blocks away fro pm Denver University, so will always be easy to rent.

My plan is to start at the beginning and listen to them all in my 'mobile university'. 

Make good use of youtube university (all jokes aside) and try to find a mentor who's local in your market.

If you buy a good property that is newer,  in a good location (a town with a big university works well) then charge market rent you almost cant go wrong.
