Houston real estate agent suggestion for investors in inner loop

Hi,

I have two properties where either I or my family members occupy. I am now on the hunt for a single family home in the inner loop that I can live in, but also doubles as great investment property that I can rent out after living in the house for a year. My budget is $300K for a 3 bedroom house (also open to condos with HOA < $100). I'm thinking about Third ward, EaDo, or Midtown. Do these neighborhoods have good investment potential or are they overpriced? Are there any inner loop properties where rent or airbnb income will be 1% of the purchase price?

I’m also open to other inner loop neighborhoods that have a short <15 minute commute to the medical center. I’m open to lower income inner loop areas as well.
