So, if you engage a new CPA, ask him to review your prior year returns, recommend strategies, etc, but don't expect to pay him until next April, well, you might not get your calls returned. 

I try to review and respond to emails once a day and do not engage in back and forth “email chatting”.You can start telling your tenant that you’ll send someone over to look at a flickering light but if it ends up being something the tenant is responsible for it’ll be charged back to them and the service call might be a few hundred bucks.

I have read that vinyl/laminate plank flooring is very durable and modern and was wondering if anyone else has insights on which option would be the most worthwhile for medium term rental purposes?

I would not engage in fraud as the jail time would not suit me.Depending on the cause of the leak you could just turn off the angle stops (toilet/sink).

My last resort would be to engage a Property Manager to handle this, but even so, I'm not sure how can the Property Manager help.
