Was wondering if I’ll be able to use a grant for down payment assistance with a 4 unit.

So far, they've not missed a single (modified) rent payment and their lawyer has confirmed that the settlement amount he is working toward has already been modified to reflect that the first check cut from the settlement will be coming my way to pay me in full. 4 months from now, I'll have either dodged a large bullet or will be crying in the new year for my failure not to evict sooner. 

Also, I'm paying cash for them so once we fix them up I'll cash out REFI and essentially end up having no money in the deal. 

I'll offer a small discount (1-2%) for managing multiple properties. 

(any wet spots, mold spots, bad drywall, etc is now hard to see because of the fresh paint, if there is any)I'll keep all of these in mind.

I'll be reaching out to anyone and everyone that could support me on my first wholesale deal.

For the 1/1s it's the same period but I'll allow early/late guests for up to 2 hours and just schedule my housekeepers accordingly.I definitely need to bite the bullet and replace my washer/dryer in the one house with high-capacity units!  

I figure I'll chime in since your looking into Chicago.
