So rent is 550 a unit for 52,800 rents.Take out 60% with landlord paid water.52,800 X (.40) 60% costs = 21,120 NOI23,378/ 52,800 = seller states 44% expenses for property management, operating and expenses, and vacancy.Maybe the seller self-manages for a 6 or 8 percent savings but an 80% chance the end buyer will not self manage so that savings goes away unless a small local investor willing to put in the time.
