The reason why I am asking: If they do these inspections in Philly, and I could get a copy of the report, then I would have a good idea of the condition of the building even before I go in.

I like the idea that each room can be individually controlled to maximize comfort and efficiency. 

There's also the idea of buying one for cash and then opening an equity line of credit for the future?  

Is it a good idea to require a contract renewal right off the bat?

I have been playing with the idea of real estate investing since my father passed and I suppose his entrepreneurial spirit fell upon me along with his love for our community.
