If it is sewer gas, I would first check that all P-traps are filled with water - sometimes poor venting can cause a P-trap to get sucked dry little by little, especially if the fixture is hardly used.

Ray,  I am in a 50/50 partnership with one investor already on a new construction, but after buying the lot, his financing has dried up.

We've had a long dry-spell where we've found little meeting our criteria at anything resembling a descent price.  

Under 500 sf usually doesn't trigger major plan reviews, but check carefully w/the building department to know what's available.Be very polite to your inspectors.And have fun!
