I would be open to searching for homes, quotes, rehab work, basically anything so long as someone could teach me to help me get into it.

Takes less money down and if you house-hack, it can teach you about being a landlord without having to do so from afar.

All of a sudden, your financing problems are gone, you have an expert willing to show you the ropes and teach you the entire process from close to rehab to leasing up a tenant, and your risk is cut in half because you are sharing it with another party.

Also, since you have a day job and want passive income you should look at the technique I employ and teach and that is buying properties using creative financing and selling to tenant buyers.

Hi all, as some of you know from my prior posts, I'm currently writing a novel that teaches principles of financial independence.As part of my research, I was looking into real estate auctions.

A real estate licences makes sure you know the law and terms of real estate but it teaches you little to nothing about how real estate actually works or how to invest in real estate.

I would find the local real estate investment groups and go soak up everything they had to teach me.

I'm sure there is some guru teaching this system somewhere.
