Every lead is not something you can turn into business, the quality of your leads has much to do with that but you need to recognize what fits your skill level and abilities to manage or work the leads.

Wholesaling and rehabbing are two separate niches that require different skill sets.

I have no problems creating rapport with callers because I tend to be a people person--but I just have to hone the skill of knowing HOW to help callers along with that.  

I have also realized that I don't have the time or skill to accomplish all the work.I posted an ad on craigslist to try to gain some useful contacts and the flood gates opened.  

BP family:looking for a referral for a very skilled handyman, or a contractor and plumber.  

Some of my best connections in REI for this area came from going to those meetings as well as volunteering for the organization whenever they need a hand.

I have a friend who has the skills and talent to have his own business but he refuses to make the sacrifices and make the leap, instead I have to hear him complain about how he's making his boss thousands of dollars while his boss is away on vacation.

I believe a few BPers host or organize DC, Tyson's Corner, and Bethesda meetups. 

Obviously though this has a great deal to do again with your personal preferences, risk tolerance, and skill set.Good luck with whatever you decide.
