My suggestion to fellow newbies(yes, me included) is to educate and learn about different aspects for about a month or two(max. don't get hung of learning every detail).  

What will it cost to mitigate the issue.Can a buyer get insurance if the roof was done without permits? 

Dear BP RE developers:We are building a single storey 2 Unit 2250 sf flat roof retail building (unfinished) in Houston on 8200 sf lot on a busy street. 1.

Today, the Sales Mgr at a local high-end dealership agreed the demand for a storage option is through the roof and offered up a rather large list of potential clients for pre-sales.Long story short, I have available to me roughly 4 acres of flat, dry land in Charleston, SC. 

I am not counting roofs, or other major repairs as costs, but should I?

I love listening to the podcasts and even if the subject matter is something you aren't interested in, it helps to have a familiarity with all aspects of RE.Once you are comfortable with that, I am sure that there are plenty of posts here on BP that you can analyze yourself. 

Completely understand the networking aspect, and it's a fair point.  

We're doing one "slow motion" rehab...getting ready to install a kitchen soon, and a roof in the near future. 

It sounds to me like they would only take into account the forced appreciation from improvements we have done (new roof, remodeled bathroom), and would not take into account market appreciation.  

It is the back-end record keeping aspect that you need to worry about, for example, do they parties know they are agreeing to do business online?
