It was on a busy road in a very nice area in a smaller town that we have a good relationship with the police their so they regularly do drivebys for us and sometimes even sit in our driveways while they do their paperwork (nap).

He could make fix and flip offers contingent on hard money financing and use the purchase as collateral, but he wants to make all cash offers to be more competitive.I could write two separate notes and two DOT’s and get two title polices, one for each property, which I’m inclined to do because I understand it and I could sell the notes separately.How else could I structure this?

They called the police a number of times but they were not able to do anything & damages just escalated.He was then cited for a total of 41 code etc violations.Finally he just walked away & gave the property back to the city.A year later it is still vacant & boarded up.

I had a Reatlor offer me a cash buyer in return they wanted me to convince the seller to give them the listing at 6% commission(was not happening).Just may be closing cost, lender fees and other expenses that come in to play that you will have to calculate for.The second option may be to pay the Realtor a Consultation Fee but I am not sure of the Texas R.E.C. police on this since I am in FL.

I always post placards on the roll off in english and spanish that basically say they are being recorded and we will turn their face and licence plate number into the police department.
