Which happens to be province with laws that are absolutely terrible when it comes to landlording.For example:You cannot collect a security depositYou cannot ask for first and last months rent (although people do, i'm sure)Tenants can pay consistently late by up to 3 weeks and if you cannot prove to the court that their consistent lateness has not cause you financial harm, well too bad for you.You can't charge late feesEviction is almost impossible - even if they completely go against the lease i.e pets, airbnb the property when you forbid it, consistent late payments etc.The province really treats landlord like they are a charity and that people landlord out of the goodness of their hearts, when reality it is a business.So here is my question,Is it a good idea to invest in your first property out of the Country?

I really did not want pets in the rental but also do not want to make them rehome their pets.

You don't find it a little pennywise and pound foolish to not pay 10.00 pet week to advertise?

If it's there, painters have primers they can use to (try to) cover the smell (the primers I know of have a heavy solvent smell for X hours and are not for pet or human occupied dwellings).You could offer two solutions (recommend air fresheners be used if they stay, AND (before move in) offer to let them out of the lease).

Hi Ben,Get a few more bids, and make sure you do not buy services you do not need.In other words, find the lowest cost package of services that meet you needs.Walk the property with each pest bidder and if they point out things to fix, such as lids on garbage cans, holes caulked up in the siding, resident unwashed dishes in sink that should not be there...etc...Photo them with your phone and fix them.Be wary of the neighbors pets and kids when they prescribe a solution for you.
