Is there any outstanding debt on the sale of the sale of the land?

I have a commitment outstanding with a sponsor that hasn't been called for 5 months.

Will the auction start at the price "Amount Due" listed 2 screenshots above or will the starting price be the outstanding loan amount?

The $145k is the outstanding loan amount.

If the outstanding balance and arrearages are well under the value of the property, then a payoff may make sense and get into a good deal. 

One thing I would say is don't wait until it is up for auction, if you need to look into paying the taxes that are longest outstanding so that the county can't put it into foreclosure before you have a chance to work something out with the aunt.

Multi-families will go by different numbers... usually about 10% lower than SFR's.Then I like to look up the address and about a city block of that street in the enforcement and permit database https://accela9ca.indy.gov/citizenaccess/ to get an idea of the problems in the area and outstanding city issues with the home (these should be cleared up at closing.)

I'm sure they will pipe up shortly.Personally, I have never used Mid South to buy properties, but I have an outstanding working relationship with them (we are friendly competitors here in Memphis).  

The net proceeds to the seller come from sales price minus realtor commissions minus paying off any outstanding liens.
