I agree with @Anthony Dooley make sure you triple check the ARV and the rehab estimate.I get deals sent to me by about 20 wholesalers and majority of them are just guessing on the rehab.They'll do anything to make the deal sound sweeter to the investor so do your due diligence!

Since it is a duplex, and the area might have better vacancy than this, but for budgeting, I like to  use 7-8% vacancy for underwriting.5% Capex - it mentions "Newer", but I would really dig in and see what major systems will need to be replaced in the next 10 years, and back it out from there.

@Michael Ohman   If you're going to BRRRRR you can still do it with a VA Loan.....But utilize the one that's called a US Department of Veterans Affairs Loan.....It's more designed for BRRRRRs
