1% Rule in Tacoma, WA
Hey all,
I’m a new investor and live in the Tacoma, WA area and looking to get started in multi-family investing. Is the “1% rule” possible in Tacoma for MFH, without doing a major rehab?

I bet that will be hard to find even with a major rehab. 1% rule is 10 Cap + or thereabouts. Tacoma multifamily is trading around a 5 Cap.
If you find anything 7 or 8 Cap with only minimal rehab or lost to lease I think it would be a fantastic deal and if you don't want it send it to me!
