Being creative in finding properties they may be interested in?

I can't say whether or not hiring a property manager would be better for you - not sure where you live and if you have the ability to find maintenance/repair people in OK easily or not. 

I'm curious to know how others are finding their investment opportunities.Do you guys have a go-to realtor or network for sourcing deals like wholesalers?

Try hard to find 5-7 unit property cap rates.

Reason:  Want to access equity for new business but credit not good so selling and finding a rental not a good option. 

If you can find a good, reliable, trustworthy building inspector they should be able to give you a good idea on most things in the building.

You can go up top here on BP to the "Forums" tab and then click on "Events/Meetups" and you'll find plenty of meetups depending on what area you are in. 

I have been able to find 5-10% CoC ROI on these assets in some states but it just feels wrong lowering my standards (15% CoC ROI).

Did you target a location and find a contracting company first to be prepared before hunting for deals?
