I have read and heard that wholesaling is very difficult to do because of competition and pricing, so be careful.

If they return it in good condition, they can still get their deposit back without penalty for breaking the lease.Don't get caught up in childish games because the tenant has the advantage by making your life difficult for a long period of time.

As someone who came from the same place you currently are, I can tell you, its difficult to find a private investor when you don't have the experience, but it is doable.
