If you have the required cash going in commercial financing will work for you.The construction part of the deal will be expensive money but after 12 months of stabilization (Unit occupancy) your should be able to get a better rate I nth mid to low single digits.Just food for thought.

You have to walk the property daily to verify doors locked, windows closed, nothing out of place.I got 48 responses in the first 6 hours or so.

If the property is across the road from the entrance of the school where the major drop off and pick up area is, this could be somewhat of a turn off between the start of school and end of school hours but the buyers may leave before and get home after these periods from work.Just some food for thought there for you.
