What you are contemplating is scaring the crap out of me.

(My experience is most agents don't want the extra work/complication/hassle) Often they'll say they don't know how to get the tenant out of the unit, I usually just tell them to ask if the tenant would be willing to move out (you'd be surprised, but this occasionally can work - worked once for me so far - where I said they could leave whatever crap/garbage they wanted and I'd take care of it - don't worry about cleaning unit etc).

However seeing the other crap on the market I am afraid this is too good to be true... which it usually is.I am going to check the place this weekend and see how that goes.PS.

As you probably know, you've still got to vet the living crap out of them.

WATER the grass or put sod and then water the crap out of it.Just because you are doing owner financing does not mean that you should not complete the rehab.

I don't even bother with the crap agents/owners send me as their expenses (and income for that mater) won't be my own. 

My experience from 11 years of owning and managing my own units is that crap will happen and you need to have money to cover it.  

Do not believe all the crap you nave heard, you do not need any experience to do that.
