I believe that most people, unless they are talented at being an elite investor, should just be an LP role in a syndication due to the scalability and being able to spread their capital across different leads, business plans, asset classes, and geographical locations.

Buy cash flowing assets in working class communities. 

I decided I would like to start a career as a real estate agent since I was open to any opportunity that allowed me to become more familiar with the industry and have the potential to earn more than I do now.At the time I started my RE class, I was a month into my fall semester and working part-time.

There are good fits for high-end properties which would not be of use to a C or D class property owner, there are Section 8 specialists and there are managers who primarily manage C class properties, etc.

I have a house that I applied for a building permit, after waiting for a couple of weeks I called up the permits department only to find out I was denied and they sent everything back which I included copy of the deed showing I was the owner, Class A license, Scaled Plans.

I am good at classes/tests, some of them are not. 

I recommend you start there because real estate classes don't really teach you what you need to know. 

I decided to invest in Memphis ,TN.My plan is to start out by purchasing SFHs, in a B class and above areas with a budget ofup to $150,000 (ARV).

Local market for properties around that age and class should be selling at 8 cap.

I am a big fan of B class rental property locations.
