I am from bayarea and exploring out of state investment options.One of my friend moved to NC recently and he is recommending to invest in either in holly springs or Fuquay-Varina. properties in holly springs went up in last one year. i have seen some properties in FV which are below < 350k range and rents around 1500-1800$. if my goal is property appreciation, which one would be the better bet. or are there any other areas which has potential to grow down the line other than these 2 areas?

It was a year when all bets were off and the numbers reflect that.

As far as online courses, I understand Aceable Agent, which was founded in Texas, is a great platform to learn all of the needed concepts for the State and National exam.

If he breaks the lease by removing the pet fee then all bets are off and these tenants could do whatever they wanted.

A safer bet if the market was to turn.  

For every 1 landlord trying to do it right you can bet there is 1 that doesn't' care, just putting a body in.  

Looks like a safe bet to go ahead and enter and regain possession of your unit.

Your best bet though if you're looking at those types of opportunities will be to research properties that are owner-occupied and their business is struggling and/or are delinquent in taxes, mortgages, and other liens.
