To buy or not to buy rental investment

Hello, I am new to the rental investment world and I’ve been hearing mixed opinions of whether to buy now or wait to buy a rental property for long term investment. Curious on what other people who are seasoned investors are thinking!

I’ve heard: 

1. market is to high it can’t sustain forever

2. Buy while the interest rate is low, it will pretty much be the same thing if the housing price drops and interest rates go up

3. Buy now because there are not many rentals available and rents are going up
