We are flipping a 4 bed 3 bath 2,000 sq. ft. house in Sun Valley California (borderline Burbank if you are familiar with the area).

Do any of you have any idea what the difference is on average tenant stay with a 3 bed/2 bath vs a 3 bed/1bath single family house?

Have 3 adults zero kids living in a rental 3 bed single family home (mother and two 30-ish sons).

I almost ripped it all out to install the real thing.The second time I used bamboo as I wanted to cut costs and the wood started looking cheap very quickly. 

Even a 4 bed has issues.

Though they are all 4 bed 2 baths, they have different styles, outsides, and yards.
