You may find out that the owner does not have permission to lease his land out to the use that's on the property even though its commercial.Contact a couple of local commercial real estate brokers who are active in the immediate area, they should be able to give some guidance as to the going rental rates for land uses.

they probably want to get that loan off their books and deal with loans with higher interest rates, so they are telling you that you have to sell. unless someone else has an idea on this, you may want to seek an attorneys advice or find another lender, even if it is hard money until you find a bank.
