I saw a post before about how the PM "dropped the ball" on a leak in a sink(gonna cost some $ to fix of course) and I cant help but think that situation is going to turn into a typical "he said-she said" between all the parties involved.

Hi Cody,Network as much as possible with like minded people who had not lost everything.Dress decently and try to live in a reasonably upscale area.Eat well, and to pass the time get some light exercise.Have a reliable decent car.Go to the driving range and hit balls, because it's less costly than 18 holes.That's just off the top of my head.

Needs rehab, not a full gut, but moderate rehab to Drywall, floors, kitchen and possibly bathrooms also.Nice neighborhood plot, middle income area, well kept homesI'm looking at a renovation loan through an experienced and trusted lender who is very familiar with 203k/FNMA Home Style Renovation/Etc loans.This area is expected to appreciate someone in the ball park of 4-7% this year with the influx of some new job growth drivers and attractions that are bringing people in.

Your realtor may also be hesitant to put in a low ball offer and may not view you as a "serious" client.

You can check with local property managers if you have any relationships and often they can give you ball park numbers for other variables you can't get hard numbers on.

I have reached out to many other contractors to get more than one bid, and no one has given me an actual bid, but a few have ball parked it and said it's either too big of a job, or they can't get close to the price I want to pay.
