I am sorry you had to go through this but maybe it is still salvageable.

Having thoughts of leaving and have everything I need to do so, however don’t have that connection with mass amounts of buyers and if possible want to salvage this with my friend/ biz partner Bottom line I know it is a bad partnership but I will be missing out on large amounts of money short term and a friendship if I leave Thoughts guys?

Assuming they approve this will alter your yard to a certain degree so it is adding a permanent structure that stays with the house when they leave.  

We also do not have a yard due to the nature of townhome living. 

If at all possible, salvage your existing deck.

I pay a friend who lives in the area to maintain and keep my bandit sign out in his yard.
