Hi,I'm in the middle of a negotiation for seller financed transaction. 

@Mitch H.We got two new tenants in two of our Denver properties in the middle of the pandemic, but both are furnished rentals, so not your typical long-term rental.I also know a few of our house-hacking/rent-by-the room clients were doing okay keeping their rooms occupied. 

its a total scam.. very typical of scam lenders  lots of back and forth just need this or that.. send more money  LOL.. you can send the money but its gone and you will never get a loan  they are just crooks hanging out in the carib or Ukraine or some were in Africa and maybe the middle east .. hopefully you have not sent to much already. 

Even when that happens (barring being in the middle of a global pandemic that completely shuts down the non-QM market) you will turn to investor and portfolio loans where the rental property and its economics are the primary factor in getting the loan.

For instance, there's many middle-middlemen who want to give a flat $10k per deal to basically steal you from your deal.

One of my clients and I were still able to find a great deal on a duplex in East Ridge last week, so opportunity is still out there!

About the middle (not great, but not bad), but this was with the property tax error. 

The property management company first sent an addendum that wasn't clear about how they run their business as the middle guy between me and the tenant.
