Seller Financing Questions on RE deal

Hi,

I'm in the middle of a negotiation for seller financed transaction.  Seller's first time also.  How do I (as the buyer) do a legit sales/purchase agreement?  Do I need document preparation services from an RE lawyer?  Or can I use a standard template from the Internet and then have it reviewed by an RE lawyer?  State is Arkansas.  Thanks.
