If the seller isnt willing to budge on price and listing expired then they most likely wont be willing to give a significant enough discount for a wholesaler.

Other than that it does not require much work.On the other side however there is a tenant that has managed to find a way to put drywall anchors into every unforgiving place along with destroying the carpet and trim in most of the house.

One big mistake landlords make is over pricing or not targeting your market, look at rentals for homes in area, not just neighborhood, you wont get much more for 5br then 3 because demand is slower in rentals of that size.

Hi @Sunil Kumar -1) Yes, I'd highly recommend you have the property checked - in addition to termites, the inspector will also be looking for dry rot, fungus and signs of other wood destroying pests.

So to me, long term appreciation is just a bonus and even if my properties lose all their equity when the market crashes (and I wont lose all the equity - it will just be reduced), the cashflow on them will continue to sustain me as they are now.And when the market crashes, I have enough cash to buy EVEN MORE apartment buildings!

No matter what type of tenant they are, I would send something to the tenant regarding your assessment of the late fee or waiver so they are clear that you are the Sheriff in town and wont take to such shenanigans.

It has such a great track record to date doing that, after all.And Greece should have its debt forgiven by Germany because it's the right thing to do after ten years of forced austerity driving the suicide rate up, sending a whole generation to work abroad, destroying the very fabric of Greek culture!

The thing that gave me pause is that his wife is obviously not legal as she doesn’t have a SSN and his brother would likely be living with them as he is apparently on his way here from Honduras, also wont have a SSN.Our policy is that anyone 18+ living at the house is on the lease and has completed the background check and obviously these other 2 adults won’t be able to do that.
