For those who live in Dallas (I'm in the Oak Cliff area) but what I want to begin my journey out by not only reading and gaining more knowledge on flipping but I really want to hook up with someone (a professional) that I can watch and shadow with while they do a flip.  

I watched it be reduced multiple times until it was at 45K.  

It is worth watching.

Not sure of the timing yet, as @Scott Trench hasn't finalized it yet, but set your keyword alerts to Vacation Rental and watch for it! 

Then watch how fast they sign.The tenant is comfortable now and obviously doesn't see signing it as an urgent matter.

You will have to watch your property manager at first until you have determined if he or she does the job well.

I'm still excited to watch it.  

I got a good paying JOB and watched on the side as others invested.  10 years later I bought my first live in duplex and learned a lot from mistakes.Take @James Wise advice to heart and work it.  

However, I always read, networked, talked to and met with other investors (no matter where I moved to), watch you tube videos, learned from sites like this so that when the day came, I would be more than ready.Good fortunes to you.
