COVID has definitely been considered, as it is with everything right now, crazy issues with clients in residential with most of my lenders not doing renovation loans currently, so just want to cover my bases venturing into commercial now. 

I've been teleworking for a month now, due to Covid-19 & looking into other ventures in my downtime.

Not giving you legal advise but I would speak with your attorney if you think only 2 or 3 folks you are working with then see if you could then just do as hard money loan or even a possible Joint Venture.

We are California, Bay Area-based real estate agents venturing into the out of state investment business.

This is a business venture we have discussed for many years and are finally ready to take the plunge.

IN is a cash flow state, and presumably you know it better than any new market you'd be venturing into, so why abandon IN?

I would never enter into to a 2 unit condo conversion with a spread like that. 400k in construction alone pushes me too close to being a very skinny or losing venture.. 

My wife and I are excited to say we are about to start our first investment venture here in California.
