so my client's tenant is about to be moved out by an execution.

(If you have to mow 40 acres of grass every week to keep the park looking nice, that would be a high cost item)  A park like this will require less staff to run it and there are less variables. 

Even with the internet now included which was not the case at time the lease was executed, the rent cannot be increased during that contractual term. 

Numbers are less bad, but a similar story with a conventional loan house hack it seems like.I understand the utility of house hacking in order to live in a primary residence for very cheap (or free or at a small profit) but how do people transition from house hacking one multi family into executing the BRRRR strategy?

I like to think i have a great eye for a good deal because i can estimate renovation cost and execute renovations without paying a contractor.
