I highly recommend using PetScreening.com - it's free for the landlord and provides profiles for tenants with no animals, support/assistance animals, and regular pets.

For example name, occupation, kids/no kids, pets/ no pets.

Things like pet deposits and roommate charges are even questionable but the site has a number of threads about it!

Also, what happens when one of those units isnt rented for a month or you have to spend a month rehabbing a unit after someone leaves because they had a cat who peed everywhere even though you didnt allow pets?
