I'd write up orders and hand my pad to my customer and say "here, check my figures".Having a contractor/customer check my figures was a pretty slick way to shift responsibility of room sizes and material amounts to them and there were never any surprises as to costs.

I had a showing yesterday and the perspective tenant offered to pay all 6 months up front he "really needed somewhere to live".However he turned in his app with no past landlords for reference.

If a shift worker comes in a 1 AM and watches TV that may disturb the people next door.

For many borrowers a foreclosure won't be that big of a deal, so there is no need, from their perspective, to jump through a bunch of hoops to short sale their property.  

Think about this from the guru's perspective.... he gets flown to NYC for free and paid to go look at a house.
