Plain and simple.Tenants have rights, applicants do not (aside from the housing police regulations)If your first applicant is unemployed or does not have a consistent two year employment with the same employer (which he does not) he does not qualify and should be rejected without further consideration.

Now I say that and I did a 7 lot one in North Charleston that I got through in 4 months.. but the lots were on a paved street with city sewer and water.. if you have to build infrastructer it can take a year to put plans together and get them approved.I think being a land ACK person for a big developer or builder would also teach you a lot with getting paid to do it.

The difference here is that my son is employed and earning some money already.
