Depending on who you talk to there are gurus, shysters, snake oil salesmen and they could all be the same individual depending on your worldview.

Todays tip of the day:If your freezer stays cold but the fridge is warm, your circulating fan is either broken or it just needs some oil. 

Had a friend in NJ have an oil tank leak that required excavating UNDER their house, and up to their neighbors house to remediate.

Single industry locations aka “Boom Towns” mostly reliant upon one industry like Oil in Odessa, TX for example) are indicative of areas I usually will not invest in no matter what the current market conditions are.

But when I read reviews on them, I hear people calling them snake oil salesman, and all kinds of horrible scathing things.  

Additionally, I would like to make some upgrades (Converting oil to gas heat & adding central air in the spring & switching to a more renter friendly experience via Cozy or some other portal are first primary upgrades) and believe that would also warrant a bump in rent.

Basically, you'll need to remove the old paper, rinse the walls wwith water and sponge to remove any adhesive spots, let dry for at least 24 hrs. sand the wall to get it smooth, then you can paint with an oil base paint to act as a sealer/primer, let dry for another day, now you can spackle and sand to final finish, and youre ready to apply the real paint to the wall. 

They may (and often do) have the restaurant get separate tenant-paid pickup since the restaurant will generate a lot of waste (Packaging, Organic waste, Oil waste, etc.).It, as always, also depends on availability.

There are exceptions like Chris Clothier's well oiled machine but in the main I just don't get it.
