Rents for a 2 bedroom are roughly 1000 for a decent place and i know a lot of people on here think thats a lot but it is typical hereMy business partner and i would initially move in to each side for rehab approx 1-2 yrs and "pay rent" we are young and already live together so thats not an issue we bounce around periodically, we would push off seperating utilities at least until we moved out, or maybe much later if possible.Anyways, Has anyone on here done this before or thought of doing it? 

I believe it used to be a mansion but was later made into a triplex! 

House appraised for $125,000 and I put about 20K into repairs, upgrades, appliances, etc. 18 months later I have been paying $300.00 extra a month towards principal and I now own $56,000 on the loan.

You can always explore other areas of real estate later, but get good at one thing to start.

I bought it as a foreclosure using an FHA Section 203k loan and my father and I put some sweat equity in later for 163,000. 

Sure 6 months later and $7500 later they get their $5K.

Then a couple years later I got a call and two great buys.

I have since found out that they have added additional materials for the flooring job which I wasn't told about and in the contract it says the price is labor and materials included so I don't know how they can add materials and more labor to the job later on.

Had a follow up phone conversation with angry tenant a few days later where she references our lease.

I have a worthless associates degree in business admin, although I attended college later in life so it wasn’t a booze fest and I actually retained the bulk of what I learned.
