Let's say you finish a house flipping project within a year.

For that reason, I still see home ownership rising for the foreseeable future. 

I'm also looking for some future investment properties so I'm always keeping my eyes open.As I said, I am new to the area, so check out with a Realtor (one of the guys here on BP of course :-).....I see a lot of opportunities just West of Surprise.

Are you looking for high cash-flow with minimum appreciation or are you looking to invest in a growing city that is projected to see greater appreciation? 

I'm fairly new to investing, finished my first project last November in Edmonton Alberta, Canada and currently in the refi stage. 

There are free sites, but they only pull 3 months of actual data, then their algorithm projects the rest of the year.

I even met my business partner on here who started as one of my realtor clients and we are now on our 2nd project together.

The last project I purchased was a full renovation and that contractor has since left the area.

Every purchse needs to be made on a case by case basis, looking at everything from the area, current value (not to be confused with list price), future market value, income, expenses, et al. 

Exterior/Interior Paint, fixtures, etc.These buildings were constructed in the 1960s with steel pipes and much of the plumbing has been replaced as needed including new supply lines in the ground and new sewer pipes under the slabs.Ongoing maintenance costs have been pretty consistently high on this project, but the rise in rent over the holding time has been a saving grace.
