Granted, I wasn't trying to buy a property, I was trying to sell property management, but a few quick thoughts on that: 1) hardly anyone answers their phone for a number they don't recognize, which you probably already know, so 2) when they do, have your message ready to deliver, fast and friendly -- "I reached out to you by letter to see if you're interested in selling your property at ______."

If push comes to shove and a year from now you hate being a landlord you can sell it fast.

I see you're from LH...I grew up there and man has it changed in the past 10 years.

I was quoted $300 for engineer stamps that are required by the City of Houston when doing significant structural changes like removing load bearing walls.

Just like many areas I understand this can change from block to block, however I would like to narrow down my search to B/B- class neighborhoods, with a max price of 50K.  

Hard to believe, but these two properties are identical in size and are probably only 6 blocks away from each other, so market value on them can change pretty drastically within a few blocks. 

My practice is to tell the sellers what I can get them for their house and offer them the alternative of a fast sale under retail pricing.
