I was top of the market a couple of years ago.If I were doing the research you are, I'd look at Zillow and Rentometer.  

Anyone in my state that is familiar with specific taxes that are on top of the normal property tax or in how to calculate these numbers.

I am heading out to Atlanta this weekend so I am looking to meet a fantastic agent to list this property in the Decatur area so I am looking for someone with strong design and marketing sense.

I also have a private lender set up who is willing to help fund an investment property upwards to the limits of $50,000 on top of my $20,000 I have currently saved.

I will add another 15% to that bid for safety and if everything checks out, add two-three weeks on top of the time frame the lender gives you to close the lone and if you are comfortable taking the risk - go for it. 

It was originally my primary residence I bought at the top of the market and was around 60k underwater; I didn’t have much but to rent.

Reduce consumer debt, increase your income, and buy fantastic deals that cash flow.

Repairs - Because the house was just remodeled completely I added in 3%Vacancy - This townhome is in a hot area for rentals, less than 5 minutes from a top hospital and in a nice area overall.
