I would encourage you to begin putting together a personal database of everyone you currently know. 

I recognized quickly that I couldn't continue to scale this thing by myself, so I brought in a partner who had the same vision and work ethic as me.

Currently I am using that extra money to quickly pay down on the principle for both.

Some of my tenants use Cozy which i encourage on an auto payment. it automaticly adds a late fee if they are late, I make it available for everyone but not everyone uses it.

The MOST important thing in a listing that will make or break you are the photos.I'm not nearly as experienced as many on this forum, but those are some quick tips I see.Good luck!!!!

That is a great action plan... couple quick thoughts (for thought only, your plan is solid... always good to brainstorm, though).Given that our market is pretty competitive, have you considered the specific steps to transition from your home to the new investment property?

Try to build up your buyer's list by networking on these sites and it will grow pretty quick, especially if you have some solid deals. 

I continued to buy the next few rentals cash(From the HELOC) and worked to pay down the HELOC as quickly as I could.

Is your goal long term cash flow or quick cash?

At my minimum values those had better be light rehabs that I believe I can turn quickly.
