Our tax accountant advised the 1031 exchange feeling our property might be at the peak of the market and if we buy a four plex in an emerging neighborhood we could then get the gains on that property.

All mine seem to go out at the most inopportune time, and in many cases it is so hot here in Texas it really is an emergency to get it working again.I would lean toward replacing the windows over the fence, but honestly I'd probably try to find the money to do both.

I figure its better to make a little less to possibly shorten the vacancy time.In about a year I should  have enough to put 20% down on my next property and have a cushion for emergency repairs on my units.
