Also, don’t listen to all of the “expert” naysayers above,(@Lucas Carl) is just lucky that they work in vacation markets instead of urban markets where regulations are more of an issue.

Positive cash flow, not just percentage, but the actual dollar amount of free cash flow after all operations, is what will allow you to weather economic pullbacks and avoid having to sell in down markets.
